THE PREMISES – THE MARKET
The distribution center will be located at the business park Hessenpoort in Zwolle. The plan is to develop a 24,292 sq m distribution center which will contain approximately 20,002 sq m warehouse, 1,656 sq m office space and 1,634 sq m mezzanine. It is possible to split the building into two different units. Each containing 10,501 sq m warehouse space and 276 sq m office space on the ground floor. An additional 276 sq m office space and 817 sq m mezzanine is available on the first floor for each unit. On the second floor there is another 276 sq m office space available. The developer is prepared to adapt the building to the wishes of the customer. It is therefore possible to set up a built-to-suit. If necessary, there is a possibility to expand the building on the adjacent plot. The warehouse will be certified with a BREEAM “Very Good” label.

 

Market conditions in the logistics market are rather tight with a national vacancy rate of 3.9% late 2019 which translates to 1.2 million square meters of vacant logistics space. This is mainly caused by the impressive amount of newly built logistics space coming onto the market through development completions during the last year.
The current vacancy rate in the A28-A37 corridor is 3.9%. In the last two years, the vacancy rate increased from 3.8% to 3.9% which translates to 35,630 square meter of currently vacant stock. The average long-term vacancy rate in the A28-A37 corridor over the period 2014-2018 is 3.8%, which is slightly below the national average.

 

LOCATION

Business park Hessenpoort accommodates various leading companies. The business park, with its location directly on the A28 and the good infrastructure, is easily accessible. It has a contemporary look, a high-quality design and an active business association. Innovation and sustainability are of paramount importance. Both locally and nationally there is interest in this location.

On the northwest side, the area is bordered by the A28 motorway. The A28 motorway ensures a good connection between the northern provinces and Utrecht. The Zwolle-Meppel railway line cuts through the area. The provincial road N758, between Zwolle and Nieuwleusen, runs through the business park.

There is a high-voltage station 'Hessenweg’ situated in the middle of the business park, which connects the network of the Northern Netherlands with the rest of the Netherlands.

HET GEBOUW
Het distributiecentrum zal zich vestigen op businesspark Hessenpoort in Zwolle. Het betreft een distributiecentrum ter grootte van in totaal circa 24.292 m2 waarvan 21.002 m2 warehouse, 1.656 m2 kantoorruimte en 1.634 m2 mezzanine. Het is mogelijk om het gebouw in twee units te splitsen. Elke unit bestaat in dat geval uit 10.501 m2 warehouse ruimte en 276 m2 kantoorruimte op de begane vloer. Op de eerste verdieping is nog eens 276 m2 kantoorruimte aanwezig samen met 817 m2 mezzanine ruimte. Op de tweede verdieping is wederom 276 m2 kantoorruimte beschikbaar. De ontwikkelaar is bereid om het gebouw aan te passen aan de wensen van de klant. Het is daarom mogelijk een build-to-suit te bouwen.
Indien nodig is er een mogelijkheid om het gebouw op het aangrenzende perceel uit te breiden. Het distributiecentrum zal gecertificeerd worden opgeleverd met een BREAAM “Very Good” duurzaamheidslabel.

 

LOCATIE

Businesspark Hessenpoort te Zwolle biedt onderdak aan verschillende toonaangevende veelal bovenregionaal opererende bedrijven. Het bedrijvenpark is gelegen aan de snelweg (A28) en is voorzien van een uitstekende moderne infrastructuur.
