GENERAL

 

THE PREMISES

The property is located at the ‘Eemshaven’. The Eemshaven is a transhipment port, located in the municipality of Het Hogeland in the province of Groningen in the north of the Netherlands. Eemshaven is a deep-water port with a draught of 14 meters and with direct access to the North Sea and the river Eems. Eemshaven is considered as a key economic region with more than 5 kilometers of quay, distributed over 4 basins and counts 1,319 hectares of land.


The premises is a new build distribution center and is planned to be build on approximately 11,8 hectares  of land. The size of the building will be around 52.000 sq. m. However, the actual size of the building can be discussed and be based on the preferences of a tenant.

The starting point is that the building will be developed accordance to the current standards of today:

  • Clear height between 12 and 20 meters;
  • Super flat concrete floor with a floor load 50 kN / sq m with 70 kN / sq m point load;
  • More than sufficient loading docks, but at least 1 loading dock per 700 to 800 sqm warehouse;
  • At least one overheaddoor at ground level;
  • Certified sprinkler system.

Other preferable requirements can be agreed upon with the tenant and build to suit possibilities are possible. The building will be available in Q4 2021. Expected is that there will be no problems or contraints regarding the PAS  legislation.

 

LOCATION

Groningen

Groningen is the North Eastern province of the Netherlands. The Eemshaven is well known as an important energy port and is strategically located direct to the North Sea. Next to being responsible for around a third of the produced energy in the Netherlands, the Eemshaven also houses the largest Dutch wind park on land. The increasing global demand for energy in combination with Eemshaven’s strategic location makes this port very suitable for offshore projects. Furthermore Eemshaven has many facilities available and multimodal access.  Eemshaven is used as a service port for maintenance activities, the storage possibilities are great and heavy load quays are present. With various logistics service providers it has all the facilities for transhipping goods.

To the south of the Eemshaven is the capital Groningen, named after the province. This vivid city is only 32 kilometres away from the port. The capital is easy to reach by public transport as well as by car. The Dutch capital Amsterdam is 216 kilometres away from the Eemshaven and is easy to reach by the highways A6 and A7.

Furthermore Eemshaven has direct access to the North Sea and therefore can easily reached by ferry. The ferry from Borkum (Germany) is connected to the Eemshaven and in the near future Rosyth (Scotland) will provide a daily ferry service to Eemshaven as well in order to stay connected despite Brexit.  

Also, short sea shipping via Amsterdam,  Rotterdam, Antwerp and the Ruhr area are among the possibilities. Connections to several other international harbours are possible as well. This excellent combination of being connected to ports in the Netherlands and other international ports, make Eemshaven an ideal location for a variety of different activities.

As a result of this, Google invested $1.1 billion in data centers located in Eemshaven. It was the first to be powered by 100% renewable energy from day one.
