THE PREMISES

The property is located at Lelystad, in the province of Flevoland. In Lelystad a new development area for logistic buildings is created and is called ‘Flevokust’. The development area ‘Flevokust’ consists of approximately 130 hectares of land and is one of the fast rising logistic hotspots in the Netherlands.


The premises will consist of a new build distribution center and is planned to be build on approximately11.8 hectares of land. The size of the building willbearound 66.000 sqm, however, it can be discussed and be adjusted to the preferences of a tenant. Furthermore, there are possibilities to lease only a part of the building as well. In addition there are possibilities for expanding the total plot in order to develop a larger building.The starting point is that the building will be developed in accordance with the current standards of today.

LELYSTAD

 

The logistics market in the Netherlands is one of the most active, mature and established markets in Europe. The country is the gateway to a large hinterland and has high quality infrastructure. As such, goods arrive at the large seaport and airports in Rotterdam and Amsterdam and are transported to Germany, Belgium or further inland by truck, train or boat.

Flevoland is a province of the Netherlands and is situated just above the center of the Netherlands.


The Flevohaven is a multi-modal indoor port with a high quality industrial area and is located at the West of Flevoland. The Flevohaven is already operated by CTU, CTU is a well known terminal operator with decades of experience in The Netherlands. The quay of the container terminal comprises200 x 50 m. To the south of Flevohaven, the vibrant city Lelystad is located which is an upcoming area with the opening of the new airport Lelystad Airport. With Amsterdam being approximately 50kilometersaway and Antwerp to reach within approximately 80kilometers, Lelystad is a well-positioned city.

 

The Flevohaven has a strong growing inner port with connections both in the Netherlands and abroad. The broadening of the Kornwerderzand locks is facilitating better access for transport by sea. These locks are expected to be completed in 2026. In addition, Flevohaven is part of the Amsterdam metropolitan area.
Transhipment by road transport using the nearby A6 is possible. Short sea shipping via Amsterdam, Rotterdam, Antwerp and the Ruhr area are among the possibilities as well. Connections to several outer harbors, possibly via Eemshaven.

The excellent combination of transport over the road, water and rail make the Flevohaven an ideal choice for a distribution center.

Not all routes are equally important. The main waterway from Amsterdam to Lemmer (Delfzijl) and the main waterways from the Ijsselmeer to Kampen and Meppel are important for inland navigation. Approximately 24 million tonnes of goods are transported on these main waterways from Amsterdam to the northern Netherlands and the head of Overijssel and more than 325,000 TEU of containers (TEU: Twenty Foot Equivalent Unit, a standard size for containers). These are significant flows.
